Mold Inspections

Safety Environmental Testing provides mold inspection services for both private residences and businesses. The inspection are non-invasive, visual inspections of accessible spaces only and include use of moisture meters and other instruments that allow our inspectors to identify potential sources of water intrusion that could lead to indoor mold growth.   However, the inspection cannot determine if mold is hidden behind walls, in ceiling or floor cavities or located in any other hidden areas. Also, the inspection of attics and crawl spaces are from the opening only. Our inspector does not enter crawl spaces or attics without charging an additional $50.00 per space. The inspection also includes microscopic examination of any observed microbial growth patterns by the inspector while on site. The inspection usually takes about an hour and half for the average sized home but can take longer on larger properties. The cost for our mold inspections are $150.00 for any inspection up to 1500 square feet.  The cost for larger properties is ten cents per square feet. So, as an example, an inspection on a 2500 square foot home or business would be $250.00.

Mold Testing

​Safety Environmental Testing offers mold testing services including non-viable, lab certified air samples, swab samples, and bulk samples when microbial growth patterns, possible mold, or suspect conditions are encountered during the mold inspection or when a client request mold testing. The cost from lab certified mold samples are $50.00 per sample when an inspection is conducted at the property. If the client request mold testing only, however, the cost of testing is $85.00 per sample with a minimum of three samples per appointment. 

Indoor Mold Consulting

​Safety Environmental Testing provides onsite indoor mold testing, inspection and remediation consulting services. Our lead inspector comes to your property, gathers information about your concerns as they pertain to indoor mold and then provide you with indoor mold education and an overview of the mold removal process. If you choose to use Safety Environmental Testing for a Mold Risk Assessment, the cost of the consultation is credited to your total. If you choose not to proceed with a mold risk assessment/mold remediation protocol, the cost for the consultation is $100.00

Mold Risk Assessment/Mold Remediation Protocol

The mold risk assessment/mold remediation protocol is not an exhaustive inspection in that no inspection or testing is conducted in inaccessible spaces such as wall cavities, floor/ceiling sections, areas over drop/acoustic ceilings etc. Mold is ubiquitous and is in every home and building in this region. Hidden mold is most likely present in wall cavities and inaccessible spaces. Negative test results or unobserved mold in inaccessible spaces does not mean that no mold is present in the home. The findings of all testing and inspection are pertinent to the time and date of the inspection only. Due to the changing state of outdoor mold and indoor air quality, the conditions observed, and testing results may vary in relatively short time spans. Therefore, the information contained in this report is pertinent only to the time and date of the assessment.

 

The mold risk assessment is a noninvasive assessment (No cutting, removing or moving personal contents) that includes moisture meter readings, relative humidity checks, microscopic examination, magnification and a visual survey in all readily accessible living spaces. During the assessment, Safety Environmental Testing is looking for suspect conditions. A suspect condition is anything that represents a potential source of water intrusion such as water stains, water damage, moldy/musty smell, microbial growth, elevated moisture levels, thermal cools spots, cracked plaster or drywall, rotted/decomposed tack strip or paneling, or client reported flooding or water intrusion. 

 

The assessment includes photographs, descriptions, integrated lab results, recommendations and mold fact sheets on each type of mold that is elevated or unusual. In addition, the mold risk assessment requires mold sampling/testing.  Safety Environmental Testing suggest testing/sampling in each room where suspect conditions are present.  If the client choose not to conduct testing at every suspect condition/location, then the client determines how many samples are collected and at which location. Air sampling near this suspect condition is recommended for one or both of the following   purposes: 1- To assess the probability of indoor mold growth in areas that was not visible or accessible at the time of inspection and/or 2- To identify airborne mold spore types and levels that may negatively impact healthy indoor air quality. When sampling is declined by the client, the final disposition of this suspect condition is inconclusive.

 

Unless otherwise requested, the Mold Risk Assessment does not include an inspection of the garage, attic or crawl space. This assessment is only a mold risk assessment and has nothing to say about any other indoor air quality concern from asbestos, radon, bacteria, volatile organic compounds, carbon monoxide or any other source. This assessment for the MRA does not include an inspection or testing of the attic.  The attic is a non-living space. Safety Environmental Testing can provide a complete inspection and testing in the attic at an additional fee if requested by the client. The cost for the Mold Risk Assessment/Mold Remediation Protocol is based on the size of the property inspected and the number of samples collected. 

Client Restricted, Limited Mold Risk Assessment

The Client Restricted, Limited Mold Risk Assessment is not an exhaustive inspection in that no inspection or testing is conducted in inaccessible spaces such as wall cavities, floor/ceiling sections, areas over drop/acoustic ceilings etc. Mold is ubiquitous and is in every home and building in this region. Hidden mold is most likely present in wall cavities and inaccessible spaces. Negative test results or unobserved mold in inaccessible spaces does not mean that no mold is present in the home. The findings of all testing and inspection are pertinent to the time and date of the inspection only. Due to the changing state of outdoor mold and indoor air quality, the conditions observed, and testing results may vary in relatively short time spans. Therefore, the information contained in this report is pertinent only to the time and date of the assessment.

The client restricted, limited, mold risk ​ assessment is a noninvasive assessment (No cutting, removing or moving personal contents) that includes moisture meter readings, relative humidity checks, microscopic examination, magnification and a visual survey in all readily accessible living spaces only in the areas that the client request. The findings of the client restricted, limited mold risk assessment are pertinent only to the areas where the assessment was conducted. The potential for suspect conditions and indoor mold growth in other, non-inspected locations is not addressed during the assessment or in the provided report.

This assessment is only a mold risk assessment and has nothing to say about any other indoor air quality concern from asbestos, radon, bacteria, volatile organic compounds, carbon monoxide or any other source.    Finally, if the client, desires to identify the specific species of mold present, additional viable samples could be collected by Safety Environmental Testing.  The cost for the Client Restricted, Limited Mold Risk Assessment is $100.00 per room inspected.  This price includes inspection, testing and remediation protocol for each inspected space.
